When the initial 15-year compliance period ends LIHTC properties, developers face decisions concerning the option to buy out the limited partner, resyndicate the property, refinance and more. IRA and Affordable Housing

The Inflation Reduction Act, signed into law in August, featured myriad clean and renewable energy provisions, including some that affect affordable housing. Hear about the bonus investment tax credit for installing renewable energy in affordable housing and low-income communities, how the new law extends and make changes in Section 45L new energy efficient homes credits and allowing for no LIHTC basis reductions for ITC and 45L make clean energy even more attractive in affordable housing.

There are plenty of options for funding with LIHTCs and this panel examines some of the most popular options and considerations, including using tax-exempt bonds and 4% LIHTCs, pairing your federal LIHTCs and bonds with state credits and using 9% and 4% credits (with bonds) on the same development.
